The founders of Chestnut Equity Partners (CEP) have spent years cultivating a network of brokers, lenders, lawyers, contractors, tradesmen, architects, engineers, and property managers. Being attuned to our home markets allow us access to proprietary deals and gives us the ability to repurpose and effectively manage assets.
Skin in the Game
CEP is dedicated to having total alignment between partners and investors. To accomplish this, CEP will not charge any management fees and will only make money on successful investments. CEP has an intense focus on downside risk and will only invest in opportunities with a sufficient margin of safety and projected returns of >20% net IRR’s. We stress test each investment scenario and consider multiple exit strategies. The CEP founders will always be the first capital into a deal and the last capital out.
Diversified Markets
With partners in New England and Northern California, we have access to complimentary markets and uncorrelated deals. While New England is a high-cost, relatively stable market with a narrow range in asset prices, Northern California has greater volatility which provides highly attractive opportunities in down markets.

Real estate is a bi-furcated market dominated by large scale institutional investors and small scale HGTV enthusiasts. This leaves a valuable gap for CEP to operate by bringing professional sophistication to deals that are too small to attract institutional competition.
